Pre-Purchase Home Inspection

Most sellers are honest, and are often surprised to learn of defects uncovered during an inspection.  Please, realize that sellers are under no obligation to repair everything mentioned in the report, but most of the time such items can be addressed by a selling price adjustment or a  give-back at the closing.  Your lawyer will be the best judge of what, if any, action should be taken and will negotiate the best deal for you.  Remember, no home is perfect.  Keep things in perspective.  Don't kill your deal over things that really don't matter.  On the other hand, it is always wise to be aware of as much as you can before you find yourself legally (and financially) committed.  It is inappropriate to demand that a seller address deferred maintenance, conditions already listed on the seller's disclosure or nit-picky items.
